How much is the application fee?
The application fee is $60.00 per adult. An adult is anyone 18 or older that will be living in the unit; either as a lease holder or occupant.
How much is the deposit?
Security deposits will be equal to One Month’s rent on all units. Deposits are required to be paid within 24 hours of application approval prior in to hold the unit until move in.
What are the qualifications to rent at River Oaks?
We are delighted that you are interested in leasing a dwelling in our apartment community. In order to help you in making your decision, we have listed below the criteria for qualifying as a resident with us.
1. A separate rental application must be fully completed, dated and signed by each applicant and all co-applicants.
2. The rental application will be reviewed when fully submitted so we’ll have all information needed to determine your eligibility.
3. Each applicant must provide government-issued photo identification and allow it to be photocopied.
4. If applicant’s family will be occupying the dwelling, the family size must be appropriate for the available apartment, i.e., no more than two adults per bedroom, in most circumstances.
5. Employment and monthly income must be verifiable. Copies of pay stubs, tax returns, and/or Bank statements will be used to verify this information during the application review period.
7. Applicant(s) may be denied occupancy for the following reasons: a) Falsification of application by any applicant b) Incomplete application by any applicant c) Insufficient income (total of all applicants) d) Criminal conviction history of violent or sexual crime or crime involving a firearm, multiple criminal convictions committed by any applicant or by other occupants (including children) who plan to live in unit e) Poor credit history of any applicant -credit reports are obtained; and are reviewed on a case by case basis and may require an additional security deposit. f) Poor rental profile of any applicant (rental history reports are obtained). Rental history of 1) Non-payment or frequent late payment of rent; 2) Eviction; 3) Drug use; 4) Poor housekeeping; 5) Poor supervision of applicant’s children; 6) Unruly or destructive behavior by applicant, applicant’s children or applicant’s guests; 7) Violence to persons or property by applicant, applicant’s children or applicant’s guests; and 8) other criteria we may set from time to time. We do not discriminate on the basis of race, color, religion, sex, national origin, disability or familial status.
Do you allow pets? If so, what is your pet deposit?
No animals of any kind are allowed even temporarily anywhere in the apartment or apartment community without written consent by an authorized agent for the owner or management company. There is a seperate animal application that must be filled out and approved. If we allow an animal, you must sign a separate animal addendum and accept as set forth in the addendum and pay a pet deposit and fee if applicable.
We will authorize an assistance or support animal for a disabled person without requiring an animal deposit or fee.
We require a Pet Deposit of $250.00 per pet and a monthly Pet rent of $25.00 per pet.
The weight limit of any pet will be 49 lbs as factored on a FULL-GROWN weight basis only. All animals must be spayed or neutered, have a valid rabies vaccination in the past year, must be house broken, and must not present any aggressive habits towards persons or other animals and not disturb the peace and quiet of other Residents at the community.
Two (2) pet max with breed restrictions on dogs; no aggressive breeds allowed including but not limited to the following:
1) PIT BULL & AMERICAN BULL DOG, AMERICAN BULLY 2) AKITA 3) ALASKAN MALAMUTE 4) GERMAN SHEPHARD 5) CHOW CHOW 6) DOBERMAN PINSCHER 7) PRESA CANARIO
8) STAFFORDSHIRE TERRIER 9) ROTTWEILER 10) WOLF HYBRIDS 11) HUSKY
AS WELL AS ANY MIXED BREEDS THAT HAVE THE PREDOMINANT CHARACTERISTICS OF ANY OF THE LISTED BREEDS ARE ALSO PROHIBITED.
Are there any other deposits I need to know about before moving in?
Yes! You will need to have the utilities turned on in your name before keys are given on move in day. You can get your utilities turned on at the City of La Grange. They are located at 155 E Colorado St, La Grange, TX 78945 . They can also be reached at (979)968-3127. Their business hours are Monday-Friday from 8 a.m. to 5 p.m... The City of La Grange does require its own deposit as well.
If you renting a duplex, you will also need your gas turned on in your unit before keys are given. Your gas is through Centerpoint. You can contact them at (800)427-7142. The deposit with them varies on credit. We must have copies of all receipts prior to keys being given.
How long does the approval process take?
It takes about 24-72 hours to be approved once all of the required documents are turned in and application fees are paid.
If I decide to cancel once I have been approved, is the deposit refundable?
No. Your deposit is non-refundable if you have been approved and then decide to cancel.
I am interested. How do I apply?
Our application form is available online. Email us at Lawrence5631@att.net for the link. Each adult will need to fill out their own application. All fields are required on the application as well. If we are missing parts to the application, this can cause a delay in processing your application.
How do I pay rent?
Your first month’s rent is due on move in day before keys are given. You can mail or deliver a money order to the office drop box, or pay by pre approved electronic method.
Can a landlord raise my rent during my stay?
Your rent will not change during your lease term. We can raise the rent for lease renewals and any month if you are month to month. We also charge a month-to-month fee if you don’t renew.
How do I get my security deposit back?
If you keep the apartment in good condition and don’t cause damages on the unit then you will get your security deposit back, less any fees or damage charges, at the end of your lease. To ensure that there are no misunderstandings between you and the landlord, be sure to take inventory of any wear-and-tear you see when you move in using the inventory and condition form which is part of your lease package. You should note any issues in the unit on this form. You have 48 hours to return the form. The leasing office is not required after the 48 hours to accept your form and you. On move out you should supply your forwarding address to management, and the refundable portion of your deposit with be paid within 30 days after moving out and supplying forwarding address.
